If you are buying a home in the Carolina's, you'll want to hire a Realtor to represent you with your home purchase, known as the Buyer's Agent. This Realtor should be well-versed in the overall real estate market, offer insight to the areas, home building, inspections and have a broad depth of knowledgeable in all things that pertain to their real estate market. Your Realtor should also be someone you can trust and depend upon. Choose wisely, as the relationship tends to be a long one.

The State Wants YOU Protected when Buying a Home. The North Carolina Real Estate Commission put Buyer Agency into effect in 1994 to protect the home buyer. Prior to this, the only one contractually protected were the homeowners, which left Charlotte area home buyers to fend for themselves.

A Buyer Agent is a key part of the overall real estate transaction. Typically, there is One Realtor to List the home for sale and they will work directly with the Seller/Builder. Then there is  Another Realtor that will help a Buyer through the buying portion of the transaction - the Buyer's Agent.

Before you even entered the picture, the builder (or the homeowner) had already contractually agreed that they would pay a commission to their site and/or listing agent. The agent agreed (within that same contract) that they would share some of their commission with the Buyer's Agent. This helps the listing agent get the most marketing exposure they can for the home they are selling. There may be circumstances where your buyer's agent requires you to pay their service fee, - this should be discussed prior to you signing the Buyer's Agency Agreement with them.

WHAT IS THE DUE DILIGENCE MONEY FOR?

To catch the attention of a home seller, you will need a preapproval letter from your lender, and a considerable amount of money called Due Diligence money. This is money that you will give to the seller to hold while you have your inspections, title work, lot survey, or anything else you'd like to check out prior to closing on your home - which is when ownership changes. 

The due diligence money will become the seller's if you back out of the contract for any reason at any time. If you continue forward with your contract (all the way to closing), the due diligence money will remain your money. This is all taken care of within the confines of the contract.
