Long before the name NoDa became familiar, this part of Charlotte was North Charlotte, an early twentieth-century textile district built around large cotton mills and the neighborhoods that housed the people who worked in them. Mill houses, churches, neighborhood businesses and the commercial buildings along North Davidson Street formed a working community closely tied to Charlotte's textile economy.
After the mills declined, the neighborhood went through years of disinvestment. Beginning in the 1990s, artists, residents, small-business owners and developers helped breathe new life into North Davidson Street. Galleries, studios, live music and independently owned businesses became part of the area's new identity, and the shorthand name NoDa — for North Davidson — stuck.
Today's NoDa is no longer simply an arts district and it is certainly no longer just a mill village. It has become one of Charlotte's better-known close-in neighborhoods, combining pieces of its older architecture with restaurants, music, public art, new residential development and direct light-rail access.
NoDa's creative identity remains visible through murals, galleries, performance spaces and longstanding live-music venues along and around North Davidson Street.
The LYNX Blue Line connects the neighborhood with Uptown and other parts of Charlotte, making transit access an important part of NoDa's continued growth.
NoDa offers a distinctly neighborhood-oriented setting only a short distance from Center City, with additional connections to nearby Optimist Park and surrounding North Charlotte neighborhoods.
One of the more interesting things about buying in NoDa is the variety. Depending on the street and exact location, buyers may encounter older mill-era homes, renovated properties, infill construction, townhomes, condominiums and newer multifamily or transit-oriented development.
That changing housing mix is part of NoDa's story. The neighborhood has experienced substantial reinvestment and new construction, so two homes only a few blocks apart can offer very different architecture, lot sizes, ownership structures and surroundings.
NoDa is a neighborhood where the exact location matters. Buyers should compare not only the home itself, but also proximity to the commercial district and light rail, parking, nearby development, lot characteristics and — for condos and townhomes — association dues, reserves and restrictions. A quiet residential block and a property in the middle of the district can deliver two very different versions of NoDa living.
