Fort Mill is a captivating small town in the northernmost part of South Carolina and is located between two metropolitan areas - Charlotte in the north and Rock Hill in the south. Fort Mill is one of the fastest growing towns in the region and is home to a number of beautiful neighborhoods, flourishing businesses and corporate offices along with expansive green spaces, a variety of recreational attractions and top ranking schools.
Fort Mill's growth is in part due to it's close proximity to Charlotte. For location, it is also just a short drive to the shores of Lake Wylie (5 to 15 minutes); uptown Charlotte (30 minutes), and the Charlotte-Douglas International Airport, 20 minutes away.
Fort Mill homes for sale are considerably more affordable than those in the Southpark or the Ballantyne area of Charlotte. Your property taxes will also be less than in North Carolina. But, people don't move to Fort Mill just because the taxes are less; the schools are great, and the location is easy, some folks move here for it's small town charm.
Many of the Fort Mill communities that we feature on our site will have active social directors, keeping things busy all year long for those that want to be involved. Others will have large lots, no home owner association and a bit of the countryside still undeveloped.

Baxter Village is a very successful mixed-use pedestrian friendly community, it is so successful that The Home Builders Association of Charlotte awarded Baxter Village "Best Overall Community" twice and named Clear Springs the "Developer of the Year" twice.
The particulars on Baxter Village is that it is a 1,030-acre residential development with 1,450 homes and approximately 450,000 square feet of restaurants, wine bars, daycare, dry cleaners, salons, coffee shops, offices and includes the YMCA, a Library and an Urgent Care Center.
The homes for sale in Baxter Village range from small craftsman style houses with white picket fences, to grand estate sized homes on large wooded lots. The location is super convenient to I-77, nearby stores and restaurants as well as the school set up.
Baxter Village incorporates miles of sidewalks and trails along with recreational green space and parks. The National Sierra Club has cited Baxter Village as a "Smart Growth" example. It has also received the "Building With Trees" designation from the National Arbor Day Foundation.

Springfield Country Club is another significant community in the Fort Mill area, so much so that in 2014 Springfield was named "Master-Planned Community of the Year" by the Home Builders Association of Charlotte.

Springfield honors the areas heritage with its equestrian style community center. It's amenities include three swimming pools and tennis courts.
The clubhouse has exercise rooms and a full time activity director keeping the social life for adults and kids in full swing. Springfield also has an 18 hole golf course designed by Clyde Johnston.
Fort Mill is an attractive town with a good selection of residential single family neighborhoods as well as retirement communities geared towards Active Adults (age 55 and older) which is exactly what Carolina Orchards is. By the time the Carolina Orchards development is completed, it will have 700 home sites.
Carolina Orchards is a Dell Webb community with plans for a state-of-the-art fitness center, hobby and game rooms, along with indoor and outdoor community swimming pools and sporting facilities. This is Dell Webb's second community in the area, Sun City at Carolina Lakes was it's first venture (a golf course community) and is just 20 minutes away.
Carolina Orchards isn't the only thing new to the area - adjacent to it, is the new Springfield Town Center (anchored by Harris Teeter). This mixed-use retail area will ultimately include over 300,000 square feet of commercial property to include small shops, personal service providers, and restaurants.
Fort Mill residents will appreciate the abundance of outdoor recreational activities available nearby such as hiking, biking, horseback riding, boating and camping, all within a 30 minutes reach.
If you travel to the Smokey Mountains, you'll be there in two hours and if you're heading to Charleston or Myrtle Beach for ocean fun, you'll have a three hour drive. And for major venues, like a Panthers NFL football game, it's a 30 minute drive - that goes for most anything in uptown Charlotte - NBA, The Blumenthal PAC (Broadway Lights), Knights Baseball.
In general, South Carolina is known for its peach tree orchards and it's annual strawberry festivals.
Fort Mill's biggest treasure is that it is home to the 2300-acre Anne Springs Close Greenway. This is a sprawling nature preserve consisting of lakes, forests and green spaces with 27 miles of hiking/biking trails and 12 miles of trails devoted to horseback riding.
Anne Springs Close Greenway has multiple lakes and an area to rent canoes and kayaks.
You can also bring your un-motorized watercraft use the boat ramps at Lakes Crandall and Frances and Stumpy Pond. (Personal boats can be walked down to Lake Haigler at the Nature Center Entrance.)
Anne Springs Close Greenway has a variety of events throughout the course of the year, including its summer concert series.
For those of you looking for something a little more amusing than nature, look no further than Carowinds.
Carowinds also features a water park, Carolina Harbor, which is included in your park admission fee. The park has a Halloween event called Scarowinds and a winter event called WinterFest, as well as concerts throughout the year.
If you are interested in an equestrian lifestyle, there are several good equestrian facilities in the area. Lynnwood Equestrian offers a variety of equestrian activities as well as boarding and trails; summer equestrian camps, riding lessons and weekend birthday parties. It's location is between Fort Mill and Ballantyne.
Fort Mill is home to numerous golf courses and various recreational attractions including the Fort Mill History Museum, Fort Mill Community Playhouse, Narroway Productions and Historic Downtown Fort Mill.
Fort Mill is a thriving and self-supporting township with more than 12,000 residents. It is home to prominent businesses and large companies. Given its close proximity to Charlotte, many of the town’s residents commute there for work. On the flip side, many of Charlotte's companies move branch offices (and headquarters) over to Fort Mill to save money on the cost of doing business.
From a historical standpoint, the Close family has been a driving force in the careful expansion of Fort Mill's development, directing the use and long term plan for 7,000 acres of family land, known as the Clear Springs Plan.
The Clear Springs Plan is to blend progress and preserve history in the Close family's hometown of Fort Mill
with "smart growth principles, economic development on quality job creation and environmental stewardship."
First on their list, was the development of the Anne Springs Close Greenway, and since then Clear Springs has developed two light industrial parks - MacMillan Park and Bradley Park - along with Kingsley Park which is a Class-A office park and mixed use facility.
Kingsley Park has a mixture of business, restaurants, hotels and apartments. The tenants in these parks have invested over $700 million and support roughly 6300 jobs in the Fort Mill area.
Clear Springs is also the developer for Baxter Village and the Springfield Town Center.
