The scale of Highland Creek is part of what makes it unusual: rather than feeling like one small subdivision, it contains multiple residential areas connected by amenities, common spaces and the golf-course landscape.
Highland Creek contains thousands of homes across portions of Mecklenburg and Cabarrus counties and has developed into one of the region's largest established planned communities.
Mature landscaping, neighborhood streets, pocket parks, walking areas and recreational facilities create a setting that feels more varied than many newer developments.
Home styles and lot settings also vary considerably, giving buyers options that range from interior neighborhood properties to homes positioned along portions of the golf course.
Highland Creek Golf Club's 18-hole course winds through mature trees, creeks and portions of the surrounding residential community.
The club recently completed a greens renovation and now promotes Hybrid Bermudagrass greens, replacing one of the most dated claims on the former Highland Creek page.
The course is open for public play, so living in Highland Creek and playing golf at Highland Creek Golf Club are separate decisions.
Selected Highland Creek homes border or overlook portions of the course, but the relationship between the house and golf can vary considerably.
Fairway position, elevation, landscaping, cart-path location and direction of play can all affect privacy and the way outdoor spaces feel.
A buyer interested specifically in golf frontage should evaluate the individual lot rather than treating all golf-course properties as interchangeable.
Highland Creek's resident amenities are separate from Highland Creek Golf Club and are maintained for residents and their guests.
The community includes pools, parks, playgrounds, racquet and sports courts, athletic areas, trails and other common-use facilities.
Multiple swimming and water-play areas provide warm-weather recreation within the community.
Tennis, basketball, volleyball, pickleball and other sports facilities support a wide range of resident recreation.
Pocket parks, playgrounds, walking trails and open spaces extend recreation throughout the community.
One of Highland Creek's distinguishing characteristics is that recreation is distributed throughout the community rather than concentrated in one location.
Pools, athletic fields, playgrounds, trails, fitness areas and sports facilities give households multiple ways to use the community beyond their own property.
Highland Creek contracts private security services to monitor HOA-owned property, common areas, facilities, parks, courts, pools and assigned patrol areas.
The association also uses supplemental off-duty law enforcement when available.
Highland Creek should not, however, be described as one fully gated community. Buyers interested in access, privacy or security characteristics should evaluate the individual property and section of the neighborhood.
Highland Creek's size and development history provide buyers with more housing variety than they would find in many smaller neighborhoods.
Homes differ in age, architecture, size, condition, renovations and lot setting. County location and golf frontage can add further differences between individual properties.
That makes current comparable sales particularly important when evaluating Highland Creek home values.
