• Wow, what can I not say about John. From day 1 he has proven to be in our corner. This journey with John( over a year) has been amazing. When we started we were not ready to buy a home. • We have bought and sold houses before, but never have we been taken care of like we were by John Casella. We had been looking for a house for four months. Realtors were wasting our time showing us houses that did not meet our criteria. John found us a house in a week. He went above and beyond. John addressed any concern we had swiftly and thoroughly. We were able to get more appliances than we thought possible due to his negotiating skills. John kept everything on track, communicating with everyone, from the lenders to the sellers. He made sure we understood the process from beginning to end. There were some problems with the lenders not always completing the paperwork correctly. • John Casella is a terrific agent and we are really glad that we chose to partner with him. After speaking with a number of agents we chose to work with John because of his vast background in business. Any real estate agent can open a door. But as we looked at homes John was quick to point out things that we may have overlooked such as the direction of the sun at certain times of the day and traffic patterns in the neighborhoods we were exploring. While we were focused on the home, John was helping to point out the little things that we might have otherwise overlooked, and regretted after we moved in. In our case, John’s real value came to the forefront as we got into contract negotiations. We settled on a new home and John helped us through the contracts portion, insuring we were financially protected should something happen. Since our current home had sold we were working under some time constraints. As time went on it became apparent the builder was not going to be able to deliver the home in the time frame we needed. John helped us to unwind that contract, insuring we were financially protected, and find a different home that another builder was able to deliver based on our schedule. And John was able to leverage the two homes to obtain a price that really surprised us. John’s experience helped to guide us through the process and take a lot of the stress out of a very stressful situation. Having moved 14 times we thought we had seen it all. But the situations we encountered this time were new to us and John’s expertise proved to be much greater than we ever imagined we would need. • I worked with John Casella and my experience home buying was really great! I was a first-time home buyer and very nervous to start process. John stood by me throughout the process. He was extremely responsive at all times (I mean it) day and night, including weekends and other holidays. I was really pleased with his responsiveness. Even at the closing table, John supported me as the seller didn’t clean house, per contract, and made sure that by that evening, the house was clean. John is very good at keeping his word. There is a ton of information on the web that you can access on your own without using an agent. John helps by giving insight into those listings that you’d never know about (property condition, flaws, history, reasons why they are not selling, etc.). It helped us narrow down to the property we eventually bought and saved time bypassing properties that had issues. John is very patient and took the time to understand our needs and the difference between what I wanted and what the wife wanted. We wound up compromising. Wife got exactly what she wanted, and I wound up happy because she did. Being an out-of-town buyer, John made the airport runs, took care of things when I could not be there, met the inspectors, lined up the contractors, and negotiated the concessions we needed to make the deal work. John started out as our Realtor and ended up being a friend. He will represent you well.

John Casella (John) is a great realtor. After a yearlong search, we found the perfect home for our family. New construction is indeed a process and we were confronted with many challenges that were out of our control. Through it all, John remained patient and flexible while delivering sound solutions. Further, John always made us feel like we were his only clients even though we knew he had a vast client portfolio. No call or question went unanswered and his follow through was fantastic. My husband and I recently purchased a home with the assistance of John Casella and the Homes By Cross Team. We were not sure we were ready to purchase and I contacted John simply by stumbling across their website. I called just to ask a question about one of their listing that I saw online.

I usually don’t use businesses that I have not fully researched but when I called, John answered and he was so helpful, knowledgeable and accommodating that I felt comfortable having him show us a few properties. Our buyer’s agent John Casella, had a great deal of knowledge of various areas that would suit our needs.He was patient throughout the process, and paid attention to our specific criteria when showing us homes. We were considering either building a new home or buying an existing one and John worked diligently with us to arrive at the best option possible.The financing and closing process was seamless. I began my home search in October of 2015. I saw a home I was interested in and John took me to see it as well as other options he thought I might like. I was going through a separation which was not amicable and ended up hindering my ability to purchase when I wanted.John hung in there with me. What I enjoyed the most is he was not a typical pushy realtor like I was used to coming from the northeast.I started coming down about 6 months before I moved and spent literally days with John looking at homes. This was our first home buying experience so we were initially overwhelmed and had very little knowledge of the entire process. We were unsuccessful in trying to find a house in South Park area for my daughter so we switched to John Casella with the Jane Francis team and he immediately got the ball rolling and alerted us to available properties. When we found the neighborhood we wanted we noticed these places were selling in one day! So John put an alert on his phone for the area and sure enough a great end unit popped up and we were able to see it that same night.John actually had an interaction with the owner that night before we arrived-he was so fast to get there! I can’t say enough about how wonderful my experience was with John Casella, and the Homes By Cross Team.My situation was stressful as I’m going through a divorce. John bent over backward to make buying my house as stressless as possible; from picking up and scanning documents for me and driving them to the lender, to finding me THE perfect house on his FIRST try because he listened to what I was saying I needed, to being patient with me when I didn’t get to my emails in a timely manner and never showing one iota of frustration.The company itself makes the whole process easy from eSignature documents to sending you a list of all the utilities for your new address and the phone numbers. I purchased a condo home in Ballantyne West, Charlotte NC. I had a very positive experience with John Casella & the Homes By Cross Team. John Casella was an astute professional from the very start. His knowledge of the Ballantyne area was very impressive. Excellent negotiation skills. The house had more upgrades than most and because of John’s negotiation ability, I was able to get the house much less than the asking price.
